Fire safety
The landlord has a responsibility to ensure that all practical precautions are taken to protect their tenants from the threats from fire and smoke and these include:
- a sufficient number of hard wired smoke alarms
- a sufficient number of suitably sited electrical sockets will help reduce the need for extension cables and overloaded sockets
- residual current devices which help prevent fires associated with electrical faults
- adequate affordable space heating will discourage the need for the tenant to provide possibly dangerous portable heaters
- facilities for drying clothes indoors when it is raining will discourage tenants from placing clothing on or near heaters
- all fixed heating appliances should be properly installed, maintained and regularly checked
