Fire safety

The landlord has a responsibility to ensure that all practical precautions are taken to protect their tenants from the threats from fire and smoke and these include:

  • a sufficient number of hard wired smoke alarms
  • a sufficient number of suitably sited electrical sockets will help reduce the need for extension cables and overloaded sockets
  • residual current devices which help prevent fires associated with electrical faults
  • adequate affordable space heating will discourage the need for the tenant to provide possibly dangerous portable heaters
  • facilities for drying clothes indoors when it is raining will discourage tenants from placing clothing on or near heaters
  • all fixed heating appliances should be properly installed, maintained and regularly checked
