Wyre council are currently seeking expressions of interest (EOI) from potential developers or owner occupiers.
The single storey premises adjacent to the Civic Centre car park in Poulton known as the Annexe has the potential to be demolished and redeveloped on the existing footprint or possibly a slightly larger area to include the extent of the footpath on the playing field side (to the north).
Interested parties should write to us before the 12th February 2024 with;
- a brief summary of their proposal and confirmation of a proposed ground rent to be paid to Wyre Council
- Ideally some indicative sketch plans showing the layout and scale of the proposal
- Summary details of their proposed professional team, architects etc. if possible.
Please note that all proposed designs should include;
- a break out space that could be shared with Wyre for staff use by agreement – this should include a café/food offering, internal and external seating areas etc. specification to be agreed
- a maximum of two storeys with single storey only for the area of the site closest to the existing residential properties (to the south west)
- It is expected that all of the trees adjacent to the site will be retained
Developers/owner occupiers would make the necessary planning applications and cover all costs including all of Wyres’ professional fees, legal fees etc. associated with the proposal.
All of this would be subject to the successful party securing planning permission and all other necessary consents.
Once the scheme is completed and practical completion has been finalised by Wyre Council then the lease would commence.
Lease Offer
We are initially offering a 125 year ground lease with a ground rent to be agreed.
We are proposing to offer an agreement to lease and lease. The agreement to lease will include all obligations on the proposed leaseholder including a specification of works, design and an agreed timescale/contract long-stop date etc.
