Lambs Road/Raikes Road Draft Masterplan, Thornton

Policy SA1/2 of the Wyre Local Plan 2031 allocates land at Lambs Road/Raikes Road, Thornton for residential development with a capacity of 400 dwellings. Construction work is currently ongoing on the implementation of the first phase of development for 157 dwellings.

Aside from the delivery of housing, Policy SA1/2 also requires the delivery of a small-scale convenience store and that education and highways infrastructure should be satisfactorily addressed.

Draft Masterplan Addendum Public Consultation - February 2021

Emery Planning on behalf of the landowner group previously carried out a consultation on a draft masterplan in the autumn of 2020.  Through the consultation Baxter Homes proposed a separate vehicular access into land in their interest from Raikes Road.  In addition, Baxter Homes also suggested alternative proposals for pedestrian and cycle connectivity relating to their land interest.  In order to gauge views on these proposals a new public consultation is taking place on an addendum to the original draft masterplan.  This consultation closed on Friday 19 March 2021

The consultation was being led by Baxter Homes and their planning consultants hollissvincent.

This Addendum is supported by a Transport Assessment prepared by Turner Lowe Associates for Baxter Homes which contains additional information about proposed access arrangements, and an Arbocultural Tree Constraints Appraisal prepared for Baxter Homes by the Bowland Tree Consultancy. An additional revised Transport Assessment has also been received (March 2021).

The consultation on the addendum document has now closed and the council is considering the representations along with those made in the original consultation.

Draft Masterplan Public Consultation 2020

Emery Planning on behalf of the landowner group carried out a consultation on the Draft Masterplan over a six week period ending 6 November 2020. The Draft Masterplan document and supporting material, including publicity leaflet remains available from the Emery Planning website.

The consultation period has closed and consultation responses are now being collated and processed for consideration by the masterplan team, subject to the consultation on the Addendum described above.
